Developed lot prices are cheap.
During the real estate bubble that peaked in the middle of 2007, new construction was hot. Developers were tripping over each other as they raced to assemble large tracts of land for new subdivisions – cutting in streets, building entryway monuments, and adding infrastructure.
Money was flowing, and prices were soaring. But when the bubble burst, new construction stopped. Many developers and builders were unable to hang on through the downturn, and the banks ended up with their inventory.
Some of that inventory was spec homes, already constructed and ready to go. Some of it was partially finished homes, and the rest was individual lots or entire subdivisions. Over the course of the last 3 ½ years, in Milton and Alpharetta, almost all of the spec homes and partially finished homes sold (most at deeply discounted prices). But not the lots.
Until now, that is.
Drive around Milton and Alpharetta today and you will notice something you haven’t seen for years – new construction. Builders are back, and business is good. You’ll probably notice something else, too. Prices have dropped substantially.
Builders are buying those developed lots back from the banks at steep discounts, and passing the savings on to you.
A developed lot was recently sold in an Alpharetta community. The original purchase price in the spring of 2005 was $239,000. It changed hands in the fall of 2010 for $21,500, less than ten cents on the dollar.
